The entire marketing program employed by Tupper’s Team is focused on buyers – how they think, how they search for homes, what draws their attention, what their needs are. The following is a primer on how we successfully attract, assist and sell home buyers over 180 times a year.

Photos

A picture is worth a thousand words. We have a professional photographer take still and ‘virtual tour’ panorama shots of the interior and exterior of your home and of your setting/view. We create a color brochure of your property that goes inside your home and in the brochure box at the sign, and a full compliment of color photos accompanies your listing in the MLS and on the internet.

New Listing Announcements

Just in case Realtors overlook your new listing in the MLS, we email ‘New Listing’ announcements to every agent in the Evergreen/Conifer area.

Ad Content

Our own research and that of national advertising organizations tells us that today’s buyers want to be treated with respect. They are annoyed, for example, by ads that don’t provide complete information about the featured homes. Toward that end, every ad of your home includes the price, the address and a photo of your property. As a result, we field inquiries from serious buyers who are truly interested in your home.

Rather than promote your home with a single photo and limited text in print ads, we promote the Evergreen/Conifer lifestyle through our award winning "Evergreen Style" ad campaign that directs potential home buyers to our website, where they can see every home we offer with exterior/interior photos, virtual tours and complete information, including maps.

The National Association of Realtors reports that over 85% of home buyers begin their search on the internet. Our own statistics indicate that 90+% of our buyers come to us via the internet.

Smart buyers are aware that they can see the entire market of available homes if they find a site that connects them to the MLS. We use pay-per-click and search engine optimization technology to insure buyers find our website.

Buyers want more than dry basic information about homes in an area, especially in a community that offers quality-of-life amenities like ours. Our website features rich, deep content about our rural lifestyle so close to a major metropolitan area; we offer photography, maps, high-altitude gardening and cooking tips and more. We are complimented by our website visitors and we are recognized by website rating agencies as a top site nationally.

Directions

Some buyers choose to drive the area before they narrow their search to a particular subdivision or two and many buyers prefer to drive by the exterior of the home before having someone show them the interior. We offer Evergreen/Conifer street maps and maps with specific driving directions to your home to any and all comers—we will fax, email or hand out the map to your property, whichever the buyer wants. We install directional arrows from main thoroughfares to your property to insure drive-by buyers are able to find your home on our never-straight, sometimes-confusing roads.

Signs/Brochure Boxes

One of the leading frustrations buyers report is empty brochure boxes on lot signs. It seems well-intentioned Realtors initially fill the boxes on their listings, but fail to fill them again. We invite you to drive by any of our listings to see how the brochure boxes are kept full throughout the listing period.

Outside the Box Marketing

A number of the people we work with are first-time buyers or haven’t been in the market for some time. Tupper co-authored a book entitled How To Make Your Realtor Get You The Best Deal that details the new rules and strategies buyers need to arm themselves with in today’s market. Every buyer who has read the book has bought their home through our team.

Chamber of Commerce

We support and advertise in the Evergreen Area Chamber of Commerce Visitors’ Guide. Our ad in the directory and our campaign to contact people who inquire about Evergreen through the Chamber results in a number of buyers.

Trade-In Program

We sometimes find buyers for your home who need to sell their current home first. We are the only Evergreen/Conifer Realtor that offers to buy their old home so they can proceed with their purchase of your property—at no cost to you.

We arrange for the Re/Max Alliance brokers to tour your home so that they can field inquiries about your property enthusiastically and knowledgeably. We also collect initial pricing and condition feedback from the brokers for you.

Comparative Market Analysis

No buyer purchases a home without comparing it to others that are on the market. Before we take a property to the market, we perform two market analyses to be certain the price is appropriate. We are proud of our track record in accurately positioning the homes we list in the local market.

Check Title

Immediately after we take a property to the market, we order a preliminary title commitment to discover any issues that might need to be resolved. This insures that any title problems can be solved early to avoid last-minute glitches that might threaten or delay a closing.

 

Showing Feedback

We religiously follow up on showings to see what the buyers and brokers thought about your home. We contact you at least weekly to report on progress, review market conditions and discuss strategy. We also post all showing feedback to your own password-protected portal on our website so that you can check your progress 24/7.

Free Lunch

We are the only Realtor that offers a dinner-for-two coupon to the broker who shows your home and most closely estimates the eventual selling price. This encourages brokers to show your home and provides us with superior market feedback.

 

Courier Service

We are the only real estate team to employ a full-time courier to check our listings, straighten and clean our signs, fill brochure boxes, speed deliveries to you and be our eyes in the field.

Technology

Our office employs fully networked computers so our partners can communicate with staff and other partners to instantly respond to any of your concerns and any internet inquiries. We are very web and email comfortable.

Negotiation

We negotiate vigorously on your behalf and our contracts contain clauses designed to protect you. For example, we insert contract language that allows us to proactively investigate the buyer's financing within 3 days after going under contract--we rarely experience loan-qualification problems as a result.
