One of the most common concerns among people who are selling their old home and buying a new one is coordinating the two transactions to avoid having to move twice. Ideally, you want to sell your old home on the same day as buying your new one.

Usually, simultaneously preparing your current property to sell (before actually going on the market) and beginning your search for your new property (by narrowing down the neighborhoods and price points you prefer), positions you to both buy and sell quickly. That way, when you list your current home, you are ready to immediately make an offer on your replacement property when an offer comes in on your current home.

The advantage to this process is that you’ll know approximately how much money you’ll receive when you sell (so you don’t wind up short when you buy) and you’ll know the date you’ll sell (so you can coordinate the closing on your new home accordingly).
