It’s that time of year again! Counties are sending out reassessment notices and updating property values that will determine your property taxes. These valuations are based on sales data from the past 18 to 24 months—meaning they may not fully reflect today’s market conditions.

With Colorado’s changing real estate landscape, assessments are shifting, and recent legislative updates have introduced new tax rates:

  • Residential property assessments:
    a. 6.25% for local governments
  • b. 7.05% for school districts
  • Non-residential property assessments:
  • 27% for commercial, industrial, and other non-residential properties

While these updates offer some relief, your assessed value may still be higher than expected due to recent market trends.
